Our Approach
The work behind the permission
Land promotion is the process of taking land through the planning system so that it can be developed. It is slow, technical and expensive work. We take it on so the landowner doesn't have to.
The Process
The work, step by step
Eight stages, from first conversation to sale. At every one of them, the cost and the risk are ours, not yours.
A conversation
First contact, on your terms: a letter, a call, or a meeting. No obligation, and no cost, to find out where things stand.
An honest assessment
We look carefully at what's realistically possible for your land and tell you plainly, including when the answer is “not yet.”
A site visit
Understanding land properly means walking it, not just assessing it on paper.
Terms, in writing
If there's a fit, we set out clear terms, typically through an option agreement, and give you time to consider them with your own advisers.
Agreed and signed
Once you're satisfied, terms are signed. From that moment, the work and the cost are ours. You carry no financial risk, whatever happens next.
Planning, at our cost
Technical and environmental assessment, engagement with the planning authority and the local community, and the application itself: all funded and managed by us.
Brought to market, properly
Once permission is secured, the land is offered openly to housebuilders and developers, to find the right buyer on the right terms.
You're rewarded
Our return and yours arrive at the same moment, or not at all. Neither of us does well unless the land does.

“From open fields to considered development, secured properly, sold fairly.”
What This Means For You
What you can expect throughout
- No financial risk to you: nothing to pay upfront, and nothing owed if permission isn't secured
- No obligation to proceed if you decide it isn't right for you
- Full visibility of the process and figures throughout
- You keep working the land, or leasing it out, for as long as the process takes
