For Landowners

A private conversation about your land

No public listings. No pressure. Just a direct, confidential conversation about what's possible.

Why Landowners Work With Us

Because your land deserves more than a cold call

Landowners are often approached by developers with pressure tactics, vague promises, or offers that don't hold up to scrutiny. We work differently.

No obligation, no rush

Initial conversations carry no commitment. Many landowners take months, even years, to decide; we're glad to wait.

Full transparency

Every figure, every planning assumption, and every stage of the process is explained clearly, with no hidden clauses.

A fair, considered offer

We take the time to understand your land properly before any figure is discussed, so what we offer reflects its real potential.

The Process

How a conversation unfolds

Every landowner's situation is different, but the process generally follows four stages.

For the underlying mechanics (funding, planning, and how a sale works), see How It Works.

01

First contact, on your terms

A private letter, call, or email, whichever you'd prefer. We introduce ourselves and listen to your situation, without any obligation.

02

Understanding the land

Our surveyors and planning specialists assess the site's realistic potential, so any conversation that follows is grounded in fact.

03

A clear, considered proposal

If there's a fit, we present a transparent proposal: figures, timeline, and structure explained plainly, with time to reflect.

04

Working it through together

Your solicitor and ours handle the legal detail. We stay in direct contact throughout, not handed off to a call centre.

“We’d rather earn a landowner’s trust over a year than rush a decision in a week.”

Common Questions

What landowners usually ask us

Will this cost me anything?

No. We fund the entire process ourselves and are only paid from the proceeds if your land is sold with planning permission.

How long does this take?

It varies by site and local planning authority, but most promotion agreements with us run 12-18 months. We'll give you a realistic timeline for your specific site before you commit to anything.

What if I change my mind partway through?

Every agreement includes clear terms for this. We'd rather discuss it openly upfront than leave you feeling locked in.

Can I keep farming or using the land while this is happening?

In almost all cases, yes. Promotion doesn't require you to stop using the land until a sale actually completes.

Do you buy my land, or just promote it?

We promote it: we don't purchase land outright. You retain ownership throughout and are paid your agreed share when the land is sold, with planning permission, to a developer.

Is my information kept private?

Yes. Nothing about your land is listed, marketed, or shared until you've agreed for us to proceed.
