How land promotion works

Land promotion is the process of taking land through the planning system to secure permission for development, then selling it, with that permission attached, for significantly more than it was worth beforehand.

Step By Step

What we do, and in what order

It's the route most landowners use when their land has potential but they don't want the cost, risk, or expertise required to pursue planning permission themselves.

We agree terms with you

A promotion agreement sets out how long we'll work on your site, what we'll do, and what share of the eventual sale proceeds you receive. This is agreed and signed before any work begins.

We fund and manage the planning process

Site assessment, environmental and technical surveys, community consultation, and the planning application itself, all at our cost and risk. If planning permission isn't secured, you owe us nothing.

We sell the land on the open market

Once permission is secured, we market the site to housebuilders and developers and run an open, competitive process to secure the best price. We don't sell to a single pre-agreed buyer at a discount.

You receive your share

Proceeds are split according to the agreed terms once the sale completes. Our return depends entirely on achieving a good outcome for you: we only get paid if you do.
